Details of construction:
Structural works:
- Earth Works :
a) Excavation of 5’ from road level as per the structural design.
b) 8” x 18” column with Reinforcement as per Structural Design.
c) Concrete ratio will be 1:1.5:3 Cement: Sand: aggregate (jelly) 20 mm or below crusher for columns, Beams, Plinth, Lintels and roof. CONCRETE GRADE: M20
d) 6” thick 40 mm PCC in 1:4:8 ratio cement: Sand: aggregate (jelly) 40 mm below jelly, 1’9” x 6” PCC below plinth. (To be designed as per Soil Testing Report and Structural Drawings). - Foundation : Foundation will be provided with size stone masonry if required, with plinth beam of 18” depth from the road level. (To be designed as per Soil Testing Report and Structural Drawings)
- Plinth : Plinth will be provided with 18” Depth 8” width of concrete. Main plinth beam will be provided which will be 1'6'' above the road level. 100mm thick PCC in 1:4:8 Cement: Sand: aggregate. (To be designed as per Soil Testing Report and Structural Drawings)
- Masonry : 6” solid concrete blocks for external walls and 4” solid concrete blocks for internal & bathroom walls. The cement mortar proportions will be of 1:6 ratio of Cement: sand will be used.
- Sajja/Attics : Each room there will be sajja/attics in one wall and in kitchen sajja will be ‘L’ shape.
- Lintels : Lintels will be provided wherever it is required for Doors & Windows as per Structural Design. (To be designed as per Soil Testing Report and Structural Drawings)
- Beams : Necessary beams shall be provided as per Structural Design. (To be designed as per Soil Testing Report and Structural Drawings).
- Roof : Roof will be of 5” thick concrete with reinforcement as per Structural Design. Height will be 10’ including the roof from the floor. (To be designed as per Soil Testing Report and Structural Drawings)
- Parapet : Parapet wall will be 3 feet height and 4 inches thickness.
- Compound Wall : 4’ compound wall will be provided with 4” blocks and both sides plastered & painted.
STRUCTURAL MATERIALS:
Cement:
ACC / BIRLA or equivalent 53 Grade cement for concrete works & concrete block masonry.43 Grade
cement for plastering.
Sand:
M Sand for Blockwork, Concreting and Plastering.
Steel:
Fe500 PRIMEGOLD / GOPALAN TMT or equivalent will be used.
RMC (Ready Mix Concrete):
M 20 Grade Concrete will be use for Footings, Plinth, Beams & Slab casting. Columns concreting will be done by Conventional Method (Hand Mix).Mechanical Vibrator will be used for compaction.
FINISHING WORKS:
Floorings:
Flooring vitrified tiles will be provided of value Rs. 70 per sqft. For Internal rooms and Living. Anti-skid ceramic tiles for Balcony, Bathrooms & Passages will be provided of Rs.60 per sqft. Plain ceramic tiles for kitchen will be provided of Value Rs.60 per sqft. Standard granite (Rs.70 per sqft) available locally will be used for all the staircase steps. (In case of special tiles or selection, extra cost of materials and labor as applicable, which shall be borne by the client.)
Wood Work:
a) One Main Door + Door frame with Indian Teak of Size:- (3'5’’ X 7') and wood section of (3’’x5’’) will
be provided.
b) Puja room will be of Indian Teak (1 Door) will be provided.
c) Red Sal wood for all other door frame, Windows of UPVC with a provision of Mosquito mesh as per
company standards.
d) All internal doors – membrane.
e) Bathrooms & Toilet doors will be of plain water proof.
f) All fittings for doors will be SS Coated.
g) Safety Grills will be provided for the windows.
Plumbing conduits:
I.S.I mark, Ashirwad / Supreme CPVC & PVC pipes will be provided.
Bathroom / Toilet:
In each bathroom there will be one tap, one wall mixer, one wash basin, one EWC and one Geyser point. Extra cost for more points will be borne by client. Bathroom hardware/accessories budget Range for wall mixer, shower, health faucet and taps of Rs.35,000 per bathroom. Wall tiles: Glazed wall tiles up to 7 feet height (Value Rs.60 per sqft). In case of special tiles or selection, extra cost of materials +labor as applicable, shall be borne by the client.
Sump and water tank:
Sump will be of 7000 liters capacity of block work. Over head Water tank will be of 1500 liters capacity with MS stand. Larger sump & tank will be provided at extra cost.
Kitchen:
Slab:20mm black granite (Rs.100 per sqft).
Tiles: 2 feet color tiles above the granite slab (Value Rs.60 per sqft) Accessories: Stainless steel sink
(Value Rs 5000) and necessary CP fittings (Faucet Value Rs.1500).
In kitchen one tap point will be provided. 1 tap point for washing machine.
Gates and Railings:
Internal staircase will be of Stainless Steel Railings & external gate of MS both as per company standards.
Painting:
a) Inside walls, 2 coats putty and 2 coats of Premium Emulsion of Asian Paints make.
b) Outside one coat of Primer, 2 coats of Ace Weather proof paint of Asian make.
c) Main door and Pooja door will be polished and Internal doors will be painted (Water Proof).
d) Grills and MS pipes painting will be done in Enamel paint of Dulex make.
(Painting of extra coats shall be at a nominal extra cost.)
Car parking area:
1’ x 1’ terracotta tiles will be provided (Value Rs.60 per Sqft).
Electrical Fittings:
GM Modular / Anchor Roma switches with Havells wires as per company standards.

Rate: Rs.1750 per Sq ft. measured on the actual roof casted including staircase. Projection areas will be charged at Rs.1200/- per Sq ft.
Simple elevation/facade included in above package. Any add-ons's or claddings will be charged extra on actuals basis.

a) Warranty up to 5 year from the date of hand-over for any cracks, seepages in structure
& plumbing/electrical issues not arising out of damages caused post construction & handover.
Warranty for all products to be availed direct from manufacturer.
